I feel well quailed to provide information in relation to the Port Macquarie Builder Pycon Homes and Constructions Pty Ltd as I have been working closely with them for the past several years and have developed medium density housing with a value exceeding $4,000, 000. There can be no greater testament to their competence than to advise we are shortly to engage them for a further development in the region of $3,000,000. Many builders have the ability to provide reasonable levels of finish and to complete the developments on time. Regretfully, however, in this industry the greatest danger to time and profit is compliance issues. Without doubt compliance has become the number one danger to the development industry and this is the area which the average builder has little knowledge of the issues and even less ability to navigate through the endless problems which are raised by local government and the various supply authorities. The days of builders constructing in accordance with approved plans are gone as the authorities continue to change the rules as issues arise. In my recent developments Pycon have had to contend with many issues arising from poor engineering plans, the negative input of neighbours, Council with ever changing staff interpreting approvals in different ways, difficult supply authorities etc. etc. Pycon have staff with sufficient experience and negotiating ability to address the many issues which can have a disastrous effect on a development. Their staff also have an excellent attitude when it comes to solving the many problems raised by the authorities and consultants. Their demonstrated ability is to get the project finished on time and in budget. Pycon also have an extremely efficient administration department which has been of considerable assistance in issues with the GST and other ATO compliance matters.
