In our Pycon pie chart you can see the typical percentage cost for the various elements of your overall build. It can be surprising to realise that the flooring costs as much as the kitchen, and the kitchen costs less than the bathrooms. And overall that the kitchen or bathrooms are a small fraction of the total cost; so upgrading or customising anything here, can make a big difference, for a small increase on the overall budget. But, conversely, changing the foundations or upgrading the external finishes, can add a lot to the overall cost.
At Pycon we don’t like our clients to get bad surprises and we do like transparency. Here we have laid out a typical home build cost breakdown by area, and what can be controlled within it; so if you want to make changes, you can see upfront how much it is likely to affect your budget.
It’s worth remembering that, with Pycon, all associated costs are included. So when you’re looking at dollar value allowances for individual items on your own costs, you need to bear in mind that they also include the delivery, installation and rubbish removal of that item.
We know how much each of our homes costs to construct - we sometimes refer to this as the 'house in the air', however each block of land comes with its own unique requirements to 'attach it' to your block. This is why homes can cost more than advertised. At Pycon we don't want to you to commit to a contract until you know all these unknown block costs.
Some builders will ask you to sign a contract before you know these costs - be careful as they can occasionally be more than expected depending on local council requirements and national building regs.
Your ‘house in the air’, we know to within two percent exactly how much it will cost to build. We’ve built more than a thousand homes over the past 40 years, and our extensive experience allows us to quote accurately on the cost of the building:
Putting your ‘house on the ground’ depends on the block. Block costs can have huge variations, which can be pleasantly or unpleasantly surprising. We don’t sign you to any contract until we both have a full picture of the block costs:

Your contract with us covers everything needed to make your place ready to move in (fencing and landscaping not included) and includes a few important things that many others don’t, like your driveway!
